Guides β Getting Your NIF
Whether you're relocating to Portugal, buying property, or opening a bank account, the NIF is the first step. Without one, almost nothing official can happen β no contracts, no property purchases, no utilities, no tax returns. This guide explains exactly how to get your NIF number in Portugal, what documents you'll need, and how to avoid the common mistakes that trip up expats and international buyers.
A NIF β NΓΊmero de Identificação Fiscal, also known as NΓΊmero de Contribuinte β is a unique 9-digit tax identification number issued by the Portuguese tax authority (Autoridade TributΓ‘ria e Aduaneira). Think of it as Portugal's equivalent of a Social Security number or National Insurance number, except you'll use it far more often in daily life.
Every person who lives, works, invests, or owns property in Portugal needs a NIF. It's required for:
Your NIF is permanent β once issued, it never expires. It's assigned to you for life and follows you through every financial and legal interaction in Portugal.
As early as possible β ideally before you arrive in Portugal. If you're buying property, the NIF is Step 2 in our 9-step buying process, right after your initial discovery call and before setting up finance or viewing any properties.
You'll need your NIF before you can:
Getting it early means everything else in the buying process moves smoothly. Leaving it until you arrive can cause delays β especially if you're a non-EU citizen who needs a fiscal representative.

There are three ways to get your NIF, depending on where you are and your citizenship. The process is straightforward β the key is knowing which path applies to you.
You can request a NIF at any ServiΓ§o de FinanΓ§as (local tax office) in Portugal. Walk-ins are accepted at most locations, though busy offices in Lisbon and Porto may require an appointment. Call +351 217 206 707 to book, or try arriving 30β45 minutes before opening to avoid the longest queues.
You'll receive your NIF immediately β it's assigned on the spot through a verbal declaration. The process takes 5β10 minutes once you're seen. This option is completely free.
If you don't speak Portuguese, bring someone who does or visit an office in a tourist area where English is more commonly spoken.
If you're not yet in Portugal, you can request a NIF online by appointing a fiscal representative β a person or company based in Portugal who submits the application on your behalf. This is the most common route for international buyers planning a purchase before they arrive.
Several online services offer NIF applications from around β¬65β150. The process typically takes 2β10 business days. You'll need to submit your documents digitally and sign a power of attorney. Your NIF and Portal das FinanΓ§as password are then sent to you by email.
If you're working with us, we can connect you with a trusted, English-speaking Portuguese lawyer who will be able to handle the NIF application, act as your fiscal representative if needed, and ensure everything is set up correctly before you start viewing properties.
This is the simplest option for property buyers β it removes the hassle entirely and ensures your NIF is correctly configured for the purchase ahead.
The process differs depending on your citizenship. Here's what applies to you.
A fiscal representative (representante fiscal) is a person or company based in Portugal who acts as the point of contact between you and the Portuguese tax authority. They receive messages from the tax office on your behalf and ensure you stay compliant with Portuguese tax obligations.
You need one if:
Your fiscal representative can be a lawyer, an accountant, a specialist NIF service, or even a Portuguese friend or family member willing to take on the responsibility β though a professional is recommended for accountability.
Once you become a Portuguese tax resident (by registering with a Portuguese address and living in the country), you can remove your fiscal representative and deal with Finanças directly.
Here's what you'll need to submit, whether you're applying in person or online.
The time and cost depend on how you apply.
We'll point you in the right direction and connect you with the right people. No obligation, no pressure.
