Costa da Caparica is the Margem Sul's beach town. A 30-kilometre stretch of golden sand runs south from the town centre, backed by the dramatic Arriba Fóssil cliffs and Atlantic pine forest. It's where Lisboetas come to surf, sunbathe, and eat grilled fish — and where a growing community of expats, digital nomads, and young families have put down roots.
The town sits within the municipality of Almada but has a completely different personality. Where Almada is urban and connected, Caparica is salt-crusted and barefoot. Time Out named it one of the coolest neighbourhoods in the world, and while that's partly marketing, it captures something real: this is a place where the rhythm of the day is set by the tides and the surf, not by the Lisbon commute.
Costa da Caparica has roughly 15,000 permanent residents, but that number swells dramatically in summer when Lisboetas and tourists flood the beaches. There's an unmistakable seasonal pulse here — summer is buzzing and loud, winter is quiet and local. Whether that's a feature or a drawback depends entirely on what you're looking for.
Bus services run regularly between Caparica and Almada, and from Almada into Lisbon. The journey to central Lisbon by bus takes around 40 minutes. There's no train station in Costa da Caparica — the nearest Fertagus stations are at Corroios and Pragal, about 15 minutes away by car or bus. In summer, the Transpraia mini-train runs along the beach from the town centre south to Fonte da Telha, connecting the different beach areas. Most residents find a car useful, particularly in winter when bus services are less frequent.

Costa da Caparica is well positioned for Lisbon access but not as well connected by public transport as some other south bank areas. The main route to Lisbon is by car over the Ponte 25 de Abril — about 20–25 minutes in clear traffic, significantly longer in rush hour.
The rental market here is exceptionally strong — Caparica's beaches drive year-round demand from tourists, surfers, and digital nomads, making it one of the best areas on the south bank for Airbnb and holiday rental income. That same demand pushes purchase prices higher than you might expect for the Margem Sul. If you're buying to live rather than rent, consider the streets behind the seafront where prices are lower and the summer crowds thinner.

Costa da Caparica's property market is dominated by apartments — many in the 1960s–70s high-rise blocks that line the seafront, plus newer developments further back from the coast. You'll find everything from compact studios and T1s popular with investors and digital nomads to family-sized T3s and T4s in residential areas like Santo António. Detached houses and villas are less common but can be found in the streets behind the main coastal strip and towards Charneca de Caparica.

Life in Costa da Caparica revolves around the beach. The coastline stretches for 30 kilometres, with different beaches suiting different moods: the main town beaches are lively and well-served by restaurants and surf schools; further south, Praia da Morena and Praia da Sereia have a more bohemian, beach-club atmosphere; and beyond that, the beaches become progressively wilder and quieter all the way to Fonte da Telha.
Surfing is central to the town's identity. There are surf schools on almost every stretch of beach, and it's common to see people walking through town with boards under their arms. The breaks cater to all levels — from beginner-friendly beach breaks near the jetties to more challenging conditions further along the coast.
The town centre has everything you need for daily life: supermarkets, a pharmacy, cafés, restaurants, and a growing number of co-working spaces like Dr Bernard Work Place that cater to the digital nomad community. O Barbas is a legendary local fish restaurant that draws people from across Lisbon. The promenade is the social spine of the town — busy with walkers, joggers, and families year-round.
Behind the coastal strip, Santo António offers a calmer, more residential feel with the Parque Urbano providing green space and breathing room away from the beach buzz. It's particularly popular with families and longer-term residents who want the beach lifestyle without living directly in the tourist zone.
The Arriba Fóssil — a protected fossil cliff landscape running along the coast — adds a layer of natural interest beyond the beaches, with dense vegetation and geological formations that are unique to this stretch of coastline.
