Seixal is one of the Margem Sul's best-kept secrets — a sprawling municipality of around 173,000 people that wraps around a beautiful natural bay, yet barely registers on most expat radars. It's quieter than Almada, more affordable, and arguably better positioned: close enough to Lisbon for an easy commute, surrounded by nature, and with a waterfront that's being transformed by new investment.
The municipality is made up of several distinct parishes: Seixal itself sits on the bay, Corroios is the main transport hub, Amora is a large residential area popular with families, and Fernão Ferro extends into the greener, more rural south. Aldeia de Paio Pires has a village character, while new developments at Quinta da Trindade are attracting younger buyers and investors.
What defines Seixal is the bay. The Baía do Seixal is a protected ecological reserve — a wide, calm inlet of the Tagus with walking and cycling paths along the waterfront, river beaches, and a quality of light that makes the whole area feel open and relaxed. It's not flashy, and that's the point.
The Fertagus suburban train stops at Corroios and Fogueteiro, connecting directly across the Ponte 25 de Abril to Lisbon's Roma-Areeiro and Entrecampos stations. Seixal's transport connections are better than most people expect. The ferry from Seixal to Cais do Sodré in central Lisbon takes just 16 minutes — one of the fastest river crossings on the south bank. It's scenic, affordable, and avoids the bridge traffic entirely.
The waterfront is where the investment story is strongest. The regeneration of the iconic Mundet factory into a 4-star hotel-apartment development is a sign of where Seixal is heading — new money is coming in, but prices haven't caught up with Almada yet. That gap is closing, which makes Seixal interesting for buyers who want to get in early on an area with strong fundamentals and improving infrastructure.
Among the most affordable in the Lisbon Metropolitan Area. Waterfront new builds in Seixal centre and Quinta da Trindade are at the higher end; Amora, Corroios, and the southern parishes offer excellent value for families.
Seixal's property market is largely residential apartments — this is where families and young professionals come for space at a reasonable price. You'll find everything from older, affordable apartments in Amora and Corroios to modern new-build developments along the waterfront and at Quinta da Trindade. Detached houses are available in the outer parishes like Fernão Ferro and Aldeia de Paio Pires, where plots are larger and prices lower.

Seixal's lifestyle is quieter and more nature-oriented than Almada's. The bay is the centrepiece — a wide, sheltered estuary lined with walking and cycling paths, with views across to Lisbon and the Ponte 25 de Abril. The waterfront promenade in the historic centre is a popular spot for evening walks, and there's a river beach for warmer months.
The municipality has a strong cultural identity rooted in its maritime and industrial past. The old tidal mills (moinhos de maré) along the bay are a distinctive local feature, and Seixal hosts regular festivals and events, drawing one of the youngest populations on the south bank.
For everyday life, Corroios and Amora have good retail, supermarkets, restaurants, and services. It's not as walkable as Almada's Cacilhas area, but within each parish, daily needs are well covered. For a bigger shopping trip, the Almada Forum is a short drive away.
Parks and green spaces are a genuine strength — Quinta do Casal da Lagoa and Parque da Vila offer open lawns, playgrounds, and walking trails. Fernão Ferro, in the south of the municipality, is almost rural, with pine forest and a slower pace entirely.
Less suited to buyers looking for urban buzz or walkable nightlife — Seixal is residential, not a destination. For more energy, look at Almada. For a beach lifestyle, try Costa da Caparica. For a standalone city feel, consider Setúbal.
