Areas → Palmela
Palmela is one of the Margem Sul's most quietly compelling options. Perched on a hilltop in the Serra da Arrábida foothills, the town is dominated by a medieval castle with sweeping views over vineyards, the Sado and Tagus estuaries, and on a clear day, all the way to Lisbon.
The municipality is surprisingly large — it stretches from the castle town itself down through residential areas like Quinta do Anjo, the growing commuter hub of Pinhal Novo, and deep into the rural interior towards Poceirão and Marateca. That range is part of Palmela's appeal: you can live in a village with cobbled streets and castle views, or in a modern development with a train station and motorway access, all within the same concelho.
Palmela is a wine town at heart. The vineyards surrounding the castle produce Moscatel, Castelão (Periquita), and Fernão Pires, and the annual Festa das Vindimas (Grape Harvest Festival) in September is one of the region's biggest celebrations — grape treading, street parades, local food, and wine flowing freely. It's the kind of event that defines a community.
The municipality grew 9.5% between 2011 and 2021, making it one of the fastest-growing in the Setúbal Peninsula. People are discovering what locals have always known: it's a beautiful place to live, it's well connected, and it's far more affordable than the alternatives closer to Lisbon.
Pinhal Novo, in the northern part of the municipality, has a Fertagus train station with direct services across the Ponte 25 de Abril to Lisbon — about 35–40 minutes to Roma-Areeiro. This makes Pinhal Novo particularly attractive for commuters who want rural surroundings but need a reliable train link. Palmela town itself is more car-dependent, but the A2 and A12 motorways keep journey times manageable.

Palmela's location is one of its biggest strengths. It sits at the crossroads of the Setúbal Peninsula — Setúbal to the south, Azeitão to the west, Seixal and Almada to the north, and the A2 motorway running through the municipality giving direct access to Lisbon and the Algarve.
Palmela is where buyers who want land, space, and character — but can't stretch to Azeitão or Arrábida prices — find what they're looking for. The combination of castle-town charm, growing infrastructure, and prices that haven't yet caught up with the area's quality of life makes it one of the Margem Sul's best value propositions.
Among the most affordable in the Lisbon Metropolitan Area. Modern villas in residential developments start from €350K–500K. Traditional village properties and rural quintas offer exceptional space for the price. Pinhal Novo apartments are the most accessible entry point.
Palmela offers some of the most diverse property types in the Margem Sul. In the town centre, you'll find traditional townhouses and renovated village homes — some with castle views. Around Quinta do Anjo and Quinta da Lage, newer developments offer contemporary villas with pools and modern finishes. Further out, the rural areas of Poceirão and Marateca have quintas with land, vineyards, and agricultural potential measured in hectares.
🎓
Palmela has Portuguese public schools across the municipality, with good options in both Palmela town and Pinhal Novo. St. Peter's International School, located in Quinta do Anjo, offers English-language education and is one of the closest international schools to both Palmela and Azeitão.

Palmela has the feel of a place that's been quietly getting on with life for centuries — and isn't about to rush for anyone. The castle town is charming: narrow cobbled streets, whitewashed houses, small shops, and cafés where regulars know each other by name. The Praça Duque de Palmela is the central square, overlooked by the baroque Igreja de São Pedro with its beautiful azulejo tiles.
The castle itself is the centrepiece — not just a tourist attraction but a living part of the town, home to a Pousada hotel, a museum, craft shops, and regular cultural events. The views from the walls are extraordinary: vineyards stretching in every direction, the Sado estuary glinting to the south, and the distant outline of Lisbon to the north.
Wine is woven into everything. The Rota de Vinhos (Wine Route) passes through the municipality, and local producers like Quinta do Piloto welcome visitors for tastings. The Festa das Vindimas in September is the highlight of the year — part harvest celebration, part street festival, entirely local.
For everyday services, Palmela town has a small but functional centre. Pinhal Novo adds supermarkets, shops, and the train connection. Setúbal is 10 minutes south for anything more.
Less suited to buyers who want walkable urban life or need to be at the beach daily. Palmela is inland, rural, and car-dependent outside Pinhal Novo. For coastal living, look at Costa da Caparica or Sesimbra. For urban convenience, try Almada.
Palmela is one of the most affordable municipalities in the Lisbon Metropolitan Area while being one of the most beautiful. That combination won't last forever.
Vineyards everywhere, a celebrated harvest festival, and local producers who'll sell you a bottle at the cellar door. If wine is your passion, this is home.
Pinhal Novo gives you a train to Lisbon. Quinta do Anjo has an international school. And everywhere, there's space, safety, and a genuinely family-friendly pace of life.
A medieval castle, cobbled streets, wine heritage, and a genuine sense of place that you can't manufacture. Palmela has soul.
Azeitão attracts buyers looking for something you can't get closer to Lisbon. Here's who it suits.
